Do appraisers check for permits?

Appraisers research public records as part of an assignment, verifying the property's legal description and commonly reviewing zoning, permit, tax, and ownership records. They do not confirm that all work was permitted or hunt for unpermitted work, however. An appraisal is an opinion of value, not an inspection for defects, so permit verification falls to the buyer, inspector, or lender as needed.
