How do I become an FHA-certified appraiser?
FHA roster appraisers must hold a state Certified Residential or Certified General credential and appear on the Appraisal Subcommittee's (ASC) National Registry with an "AQB Compliant" status of Yes; trainee and Licensed Residential credentials do not qualify. You must not be listed on the government exclusion lists (SAM, LDP, or CAIVRS). Once your registry entry is verified, wait about one business day, then apply online through FHA Connection, entering your name and license number exactly as they appear on the Registry.
The Federal Housing Administration (FHA) uses the Appraisal Subcommittee (ASC) Appraiser Registry to verify credentials for its Appraiser Roster, and that registry lists only State Licensed, Certified Residential, and Certified General appraisers. Trainee-level credentials are not federally recognized, so a trainee cannot independently appraise property for federally related transactions. Holding one of the three federally recognized credentials is the starting point for FHA roster eligibility.

To appraise for FHA-insured mortgages, you must hold a state Certified Residential or Certified General credential and appear on the Appraisal Subcommittee (ASC) National Registry. You apply online through FHA Connection after verifying that your registry record shows "AQB Compliant: Yes". You cannot apply until IDFPR has transmitted your credential to the registry, and states report at least monthly, so allow time for the record to appear. Applicants must not be listed on the SAM, LDP, or CAIVRS exclusion systems.

You apply online through FHA Connection, and your state license number must match the registry exactly. Registry updates can take 30-35 days after the state submits your data, so a new Indiana licensee may need to wait.

Iowa issues both certification levels through the Iowa Real Estate Appraiser Examining Board. You apply online through FHA Connection, verify your National Registry entry shows "AQB Compliant: Yes" (registry data may take one business day to transfer), and upload your current state-issued certificate in PDF form.

You must first hold a state-certified credential, because the Federal Housing Administration (FHA) stopped accepting state-licensed appraisers for its Appraiser Roster effective October 1, 2008. In Missouri, Certified Residential requires 1,500 hours of appraisal experience over no less than 12 continuous months, and Certified General requires 3,000 hours over no less than 18 months, in each case under a certified appraiser plus qualifying education and the exam. A new credential can take 30 to 35 days to appear on the Appraiser Registry that HUD relies on when processing roster applications.

There is no separate state-issued FHA credential. HUD verifies appraiser qualifications for the FHA Appraiser Roster through the National Appraiser Registry, which lists only State Licensed, State Certified Residential, and State Certified General appraisers (trainees do not appear on it). You must first earn one of those three Oklahoma credentials, which places you on the registry; the Oklahoma Real Estate Appraiser Board has no direct interface with HUD.

To become an FHA appraiser, you must first hold a valid state certified appraiser credential, because the FHA Appraiser Roster relies on the Appraisal Subcommittee's (ASC) Appraiser Registry. States submit registry data at least monthly, and a new credential can take up to 35 days to appear, so a newly credentialed Wyoming appraiser should verify the credential appears correctly on the registry before applying to HUD/FHA.
