What criteria does an appraiser evaluate when using the income approach?

Using the income approach, an appraiser evaluates the property's rental income potential and income records, its operating costs, vacancy rate, and effective gross income. The appraiser then derives a gross rent multiplier or capitalization rate from comparable rentals and market benchmarks, and reconciles the result against the return an investor would require for that property type.
