What do appraisers look for when appraising a home?
Appraisers examine the property's overall condition, including the foundation and roof, and note renovations, amenities, and visible defects. They photograph the exterior and some interior features, weigh surrounding-area characteristics such as the view and nearby noise, and verify the legal description in public records. They then compare the property against recent sales of comparable homes, which are generally within a mile, in similar condition, and close in age, square footage, and number of rooms.
