What does USPAP compliant mean?
USPAP compliant means the appraisal was developed and reported under the Uniform Standards of Professional Appraisal Practice, the generally recognized ethical and performance standards for the appraisal profession in the United States. Compliance is required for state-licensed and state-certified appraisers who perform appraisals for federally related real estate transactions, and state regulatory agencies enforce the standards. Potential violations include false or misleading statements, failing to act independently and impartially, and accepting assignments with predetermined conclusions.
USPAP is the Uniform Standards of Professional Appraisal Practice, the national standards that govern how real estate appraisals are developed and reported. An appraisal is USPAP compliant when it follows those standards; before issuing a certificate, the Alaska board randomly selects work products from an applicant's experience log and reviews them for USPAP compliance. Qualifying experience hours count only if obtained after January 30, 1989 and in compliance with USPAP.
