What is a private home appraisal and when would I need one?

A private home appraisal is one a homeowner orders directly, outside of a mortgage transaction. Common reasons include estate planning and estate settlements, tax assessment review, divorce and other disputes, eminent domain matters, and setting a price before selling a home for cash. Unlike a lender-ordered appraisal, you select the appraiser and pay the fee yourself.
