What is an AI appraisal and how is AI used in real estate appraisals?

Artificial intelligence enters appraisal work mainly through automated valuation models (AVMs), regression software, and generative AI tools, and USPAP does not prohibit their use. The Appraisal Standards Board adopted Advisory Opinion 41 on April 23, 2026, which addresses use of these technologies in appraisal and appraisal review assignments. USPAP still requires the appraiser to correctly employ recognized methods and techniques to produce a credible result, so the appraiser, not the software, remains responsible for the opinion of value.
