What is the difference between an FHA appraisal and a home inspection?
An FHA appraisal estimates the home's market value for the lender and confirms the property meets FHA minimum property standards, while a home inspection is a separate examination of the home's condition for the buyer's benefit. A home inspector analyzes the property for damage, wear, and issues that need maintenance; an appraiser surveys the home to reach an opinion of its value compared with similar properties. The appraisal does not substitute for an inspection, and inspectors note defects that an appraiser is not looking for.
