What should you not say to an appraiser during a home appraisal?

You can share facts with an appraiser, such as improvements with receipts or comparable sales, but you must not try to influence the value conclusion. The appraisal independence rules in Section 129E of the Truth in Lending Act prohibit pressuring, intimidating, or offering anything of value to sway an appraisal. If you believe an appraisal is inaccurate, ask the lender for a reconsideration of value, with supporting items such as plat maps, measurements, photos of updates, and a list of comparable sales from the past 12 months.
