Who pays for the appraisal on a house?

In a mortgage transaction, the lender orders the appraisal and the borrower typically pays its cost as part of the financing process. The lender uses the appraisal to determine the interest rate, required down payment, and whether the loan is approved. The borrower is entitled to a copy no later than three days before closing, and cannot be charged a fee for copies of the appraisal.
