What is a sponsoring broker and do you need one to practice real estate?

A sponsoring broker is a licensed broker who supervises an agent's work and is legally responsible for that agent's acts. In every state, newly licensed sales agents must work under a licensed broker to practice; a salesperson license alone does not permit independent work. The timing varies by state: New York and Pennsylvania require broker sponsorship before you apply for a license, while Texas issues an inactive license first and requires sponsorship to move to active status.
