How do you become a real estate salesperson?

Complete your state's required pre-licensing education, pass the state licensing exam, clear a background check where required, and affiliate with a sponsoring broker. Typical entry requirements are being at least 18 years old, holding a high school diploma or equivalent, and completing state-accredited pre-licensing courses. Every U.S. state licenses real estate salespersons; there is no federal license.

To become a licensed real estate salesperson in Alabama, you must meet eligibility requirements (at least 19 years old, U.S. citizen or legally present, high school diploma or equivalent, no felony or moral turpitude conviction), complete a 60-hour prelicense course, and pass the state licensing exam within 6 months of course completion. The applicant must complete 60 hours of approved pre-licensing real estate courses, with no more than 8 hours earned in a single day. After submitting a $100 application fee, fingerprints, and supporting documents to MREC, the applicant becomes eligible to take the licensing exam administered by PSI. The exam requires a passing score of 70% on the national portion and 75% on the state portion. Upon passing and designating a responsible broker, the commission issues a temporary license valid for one year, during which the licensee must complete a 30-hour post-license course.

All applicants must undergo a fingerprint-based criminal background check, which takes 4 to 6 weeks on average, and pass the licensing exam with a score of 75% or higher. The application fee is $175, the exam fee is $150, and the salesperson original license fee is $90; the license must be issued within 30 days of passing the exam or the exam must be retaken.

To become a Nevada real estate salesperson, you must meet the state's eligibility requirements and complete 120 hours of pre-licensing education from an NRED-approved school (listed on Form 502): 45 hours of Real Estate Principles, 45 hours of Real Estate Law (including 18 hours of Nevada law), 15 hours of contracts, and 15 hours of agency. New Mexico does not issue a separate real estate salesperson license. The New Mexico Real Estate Commission issues two types of broker licenses: associate broker and qualifying broker, both issued only to individuals. The associate broker is the entry-level license. To obtain it, an applicant must complete 90 hours of commission-approved prelicensing education (30 hours each in real estate principles and practice, real estate law, and broker basics), pass both the state and national portions of the broker's examination with a minimum score of 75%, and submit fingerprinting documentation, an E&O insurance certificate, and a nonrefundable application fee not to exceed $270. The applicant must also be a legal resident of the United States and have reached the age of majority.

To become a New York real estate salesperson, you must be at least 18 years old, complete 77 hours of approved qualifying education, pass the state written exam, hold a current New York photo driver's license or non-driver ID, and be sponsored by a New York licensed real estate broker. The exam costs $15 per attempt, and the initial application fee is $65. After passing the exam, you apply online through eAccessNY, and your sponsoring broker must authorize the application before the Department of State reviews it and mails the license to the business address.

North Carolina is a "broker-only" state and does not issue a salesperson license. The entry-level license status is Provisional Broker, which requires completing a 75-hour Broker Prelicensing Course from a Commission-certified provider, filing an application with a $105 fee (effective April 1, 2026), passing a two-part license examination, and satisfying a character review. To become an Ohio real estate salesperson, an applicant must be at least 18, a U.S. citizen or legal alien, have a high school diploma or equivalent if born after 1950, and complete 100 hours of pre-licensing education from a postsecondary institution awarding at least a two-year degree. The 100 hours consist of Real Estate Principles and Practices (40), Ohio Real Estate Law (40), Real Estate Appraisal (10), and Real Estate Finance (10). The applicant must secure a sponsoring Ohio broker, submit an $81 application with criminal records checks, and pass both the State and National portions of the exam with a score of 70. A 20-hour post-licensing course must be completed within 12 months of license issuance.

To become a real estate salesperson in Oklahoma, you must complete a 90-hour pre-license salesperson course from an approved provider, complete a background check through IdentoGO (service code 2B7NR3, $60 fee), and apply online to the Oklahoma Real Estate Commission ($35 application fee). Once OREC approves the application, Pearson VUE emails the candidate within 48 hours with a candidate ID and scheduling access. After passing the salesperson exam (70% scaled score on both the state and national portions, $75 per exam), you must be associated with a licensed sponsoring broker for the license to be active. New licensees receive a Provisional Sales Associate license and must complete a 45-hour post-license course before that license expires.

Oregon does not use the term "salesperson" for its entry-level license. The entry-level real estate license in Oregon is called a broker license, and a licensed broker can conduct professional real estate activity while associated with and supervised by a managing principal broker. To obtain it, you must be at least 18 years old, have a high school diploma or GED, register in eLicense, pay the $300 nonrefundable application fee, complete 150 hours of pre-license education from an Agency-approved school, pass both sections of the broker exam administered by PSI, and complete fingerprinting for a background check.

To become a Pennsylvania real estate salesperson, you must be at least 18 years old with a high school diploma or equivalent, and complete 75 hours (5 credits) of pre-licensing education from an approved provider: Real Estate Fundamentals (30 hours, 2 credits) and Real Estate Practice (45 hours, 3 credits). You must pass both portions of the licensing exam through Pearson VUE, each requiring a 75% passing score, obtain a Criminal History Records Check from every state where you have lived, worked, or studied in the past 5 years, and secure an employing broker to certify supervision before applying through PALS. The initial license fee is $97, comprising a $72 licensure fee and a $25 application fee.

To become a Rhode Island real estate salesperson, you must be at least 18 years old and complete 45 hours of pre-licensing education (including 3 hours of Agency Law) plus a separate 3-hour Lead Poisoning/Lead Hazard Mitigation course. You must pass both the National and State portions of the Pearson VUE exam with a score of at least 70 before applying to the DBR. The application requires two separate checks totaling $165 ($140 to the RI General Treasurer and $25 to the Real Estate Recovery Account), a BCI background check from the RI Office of the Attorney General, proof of E&O insurance, and a Broker Affidavit signed by a principal broker who certifies you as "competent and trustworthy." To become a real estate salesperson in South Carolina, you must be at least 18 years old, have a high school diploma or equivalent, and complete 90 hours of Commission-approved pre-licensing education: Unit I (60 hours) and Unit II (30 hours). You must complete Unit I before taking the licensing exam, and Unit II must be finished before a license is issued. The exam is administered by PSI and requires a score of 70% on both the national and state portions, and you must complete fingerprint and Social Security number-based background checks, which can take three or more weeks for the Commission to receive. After passing the exam, you must affiliate with a South Carolina-licensed broker-in-charge and apply for a license within one year.

South Dakota is a "broker only" state, so the entry-level license is called a broker associate rather than a salesperson. To become a broker associate, you must be at least 18 years old, be a U.S. citizen or South Dakota resident, complete a 116-hour prelicensing course from an approved provider, pass the licensing exam with a score of 75%, and submit an application with a $225 fee within 60 days of passing. Tennessee calls its entry-level real estate license an affiliate broker license. After passing, candidates must complete a 30-hour Course for New Affiliates, submit fingerprints through IdentoGO, provide proof of E&O insurance, and affiliate with a licensed broker to activate the license. To become a Texas real estate sales agent, you must be at least 18 years old, a U.S. citizen or lawfully admitted alien, and meet TREC's standards for honesty, trustworthiness, and integrity. You must complete 180 classroom hours of qualifying education across six 30-hour courses (Principles of Real Estate I and II, Law of Agency, Law of Contracts, Promulgated Contract Forms, and Real Estate Finance), submit an online application through the REALM Portal with a $206 fee, complete fingerprinting through IDEMIA ($37), and pass the licensing exam administered by Pearson VUE ($58). You have one year from the date your application is filed to meet all requirements. TREC issues an inactive license after you pass the exam and clear the background check; you must then find a sponsoring broker to activate your license.

To become a licensed real estate sales agent in Utah, you must be at least 18 years old, have a high school diploma or equivalent, and complete 120 hours of approved pre-license education at a certified school. You must pass the Pearson VUE sales agent exam within one year of completing the coursework and submit your license application within 90 days of passing the exam. After submitting the online application through a UtahID account, the Division emails fingerprint instructions within 1-2 business days, and application processing takes approximately 30 days.

To become a licensed salesperson in Virginia, you must be at least 18 years old and hold a high school diploma or equivalent. The process has four steps: complete a 60-hour Board-approved "Principles of Real Estate" pre-license course, pass the state and national portions of the PSI exam ($60 per attempt), get fingerprinted for a background check that remains valid for 45 days, and submit a completed application with a sponsoring broker. Exam scores are valid for one year, and a complete application must be on file with the Board within 45 days of fingerprinting.

Washington has two levels of real estate licensure: broker and managing broker. To become a broker, an applicant must be at least 18 years old, have a high school diploma or equivalent, complete 90 hours of approved education (60 hours Real Estate Fundamentals and 30 hours Real Estate Practices), pass both the national and state portions of the broker exam within 6 months of each other, complete a fingerprint background check, and submit a license application within 1 year of passing the exams. After the license is issued, a real estate firm must invite the licensee to join to activate the license.

Applicants must be 18 or older with a high school diploma or equivalent, complete a 90-hour Commission-approved pre-licensing course with a score of 70% or higher in each subject area, and pass a National Criminal Background Check through Identogo using service code 228Q6K. After passing both the national and state portions of the Pearson VUE licensing exam, applicants have 90 days to submit an online license application with proof of passing and a Verification of Sponsoring Broker. The exam application fee is $25 paid to the West Virginia Real Estate Commission, and the salesperson license fee is $75.

To become a Wisconsin real estate salesperson, you must be at least 18 years old with a high school diploma or equivalent, complete a Board-approved 72-hour pre-license program within four years before applying (or complete 10 academic semester hour credits in real estate or real estate-related law), and pass the 140-question Wisconsin Salespersons Examination administered by Pearson VUE.
