Becoming a real estate broker in Iowa means upgrading from a salesperson license to one that allows independent practice, agent supervision, and brokerage ownership. What a real estate broker is in Iowa

A real estate broker in Iowa holds a license that permits independent real estate practice, hiring and supervising salespersons, and operating a brokerage. The salesperson license, which is Iowa's official title for agents, requires affiliation with a sponsoring broker for all real estate transactions. The Iowa Real Estate Commission issues both license types under Iowa Code Chapter 543B.

The title "REALTOR®" is separate from both license types. A REALTOR® is a licensed real estate professional who belongs to the National Association of REALTORS® (NAR) and follows its Code of Ethics. Membership is voluntary and independent of state licensing, so a broker may or may not be a REALTOR®, and a REALTOR® may hold either a salesperson or broker license.

The Iowa broker license applies to all property types, including residential, commercial, and property management work. There is no separate commercial license tier in the state.

The Bureau of Labor Statistics reports a May 2024 median annual wage of $72,280 for real estate brokers^[1], compared with $56,320 for real estate sales agents. Brokers can earn more because they keep the full commission on their own transactions and may receive a share of commissions from agents they supervise.

Experience requirement for an Iowa broker license

Iowa requires broker license applicants to have at least 24 months of active salesperson experience before applying. The PSI Licensing Information Bulletin^[2], effective February 8, 2024, requires broker candidates to hold an active salesperson license and practice real estate for a minimum of 24 months before submitting an application. Applicants may submit a waiver of Commission rules or a request for substitution of experience if their situation does not fit the standard pathway. Two additional eligibility bars apply: the applicant's license application must not have been rejected in Iowa or any other state within the 12 months before applying, and the applicant's real estate license must not have been revoked in any state within two years before applying.

Iowa broker pre-license education requirements

The broker pre-license education requirement is 60 hours of Commission-approved coursework, completed within 24 months before the exam date. The education consists of nine specific courses covering topics from contract law to office management:

Each course certificate is valid for 24 months from the date of completion, and each certificate expires individually. You must complete all nine courses and pass the broker examination before the first certificate expires, according to Iowa REALTORS®^[4]. Broker candidates must present all nine valid course certificates at the testing center on exam day.

The Iowa broker licensing exam

PSI Services LLC administers the Iowa broker licensing exam under contract with the Iowa Real Estate Commission. The exam has a national portion and a state portion, and you must pass both. The PSI Licensing Information Bulletin^[2] provides the official exam content outline and format.

The national broker exam includes scenario-based questions scored up to two points each, which is why 75 questions yield 80 points on that portion. Five to 10 unscored experimental questions may also appear, and they count against your exam time.

The exam fee is $95 per attempt, paid to PSI. Registration fees are not refundable or transferable. You can schedule by calling PSI at 855-898-0712 or registering online at psiexams.com. Each registration expires after 90 days, so you must sit for the exam within that window.

PSI operates testing centers in Council Bluffs, West Des Moines, Cedar Rapids, and Waterloo. Remote proctored exams are available through Atlas Remote Proctored, though breaks are not permitted during remote sessions.

Scores display on screen immediately after completion, and a score report is emailed. If you pass, the license application form is included with the score report. Exam scores are valid until the last working day of the sixth month following the pass date. For example, an exam passed on any day in June 2026 is valid until December 31, 2026.

If you do not pass one portion, you retake only that portion. There is no published limit on the number of exam attempts.

Applying for your Iowa broker license

After passing both exam portions, you must submit a broker license application to the Iowa Real Estate Commission no later than the last business day of the sixth month following the exam date. The PSI Bulletin states that filing deadlines are absolute. The Commission processes applications through its electronic "My Iowa PLB" portal on the DIAL website^[3].

The broker license application fee is $170, paid to the Iowa Real Estate Commission.

All broker applicants must complete a national criminal history background check. The background check is valid for 210 calendar days and can take four weeks or more to process, per the DIAL licensing page^[3]. The background check fee is $51, according to Iowa REALTORS®^[4]. Start the background check early in the process to avoid delays.

All applicants must obtain errors and omissions (E&O) insurance before the license is issued. Proof of E&O coverage must be submitted with the license application.

Maintaining your Iowa broker license

Iowa broker licenses are issued for three-year terms and expire on December 31 of the renewal year, per the DIAL licensing page^[3]. Brokers renewing to active status follow the same continuing education schedule as salespersons.

Under adopted rulemaking ARC 9480C, effective September 10, 2025, the Commission permits carrying forward excess elective credits to the following cycle, subject to a cap. Mandatory subjects do not qualify for carryover. A portion of each cycle's CE must be completed in live instruction format; Zoom sessions satisfy this requirement.

Brokers licensed in another state may qualify for Iowa licensure by reciprocity if they hold an active license from Arkansas, Georgia, Louisiana, Massachusetts, Minnesota, Mississippi, or North Dakota, per the DIAL reciprocity page^[5]. The Commission may waive the examination requirement for nonresident brokers from states with similar requirements.
