What are the continuing education requirements for a mortgage agent?
A state-licensed mortgage loan originator must complete at least 8 hours of NMLS-approved continuing education every year: 3 hours of federal law and regulations, 2 hours of ethics (covering fraud, consumer protection, and fair lending), 2 hours on lending standards for nontraditional mortgage products, and 1 elective hour. Credit counts only in the year the course is taken, and the same approved course cannot be repeated in successive years, which NMLS interprets as two years in a row. Some states add state-specific hours on top of the federal 8.
Mortgage loan originators in California must complete 8 hours of continuing education approved by the Nationwide Multistate Licensing System (NMLS) each year to renew by December 31. On the DFPI track, that includes 3 hours of federal law, 2 hours of ethics, 2 hours of nontraditional lending, and 1 hour of California law; Department of Real Estate endorsement holders have no state-specific hour. The 45 hours of real estate license CE cannot be substituted, and no age- or experience-based exemption exists.

Florida requires 8 hours of NMLS-approved continuing education each year: 3 hours of federal law, 2 hours of ethics, 2 hours of non-traditional mortgage lending, and 1 hour covering Chapter 494, Florida Statutes, and Rule 69V-40. The deadline to complete continuing education is December 31, and an originator who completed prelicensing education in the same year is exempt. Course providers may take up to 7 days to report a completion into NMLS, so waiting until the deadline can block a timely renewal.
