Georgia

The Georgia Real Estate Salesperson State exam consists of two portions.

2) The Georgia Salesperson Supplement portion (also known as the State portion).

The National portion of the exam consists of 100 multiple-choice questions.

Please note that the questions are randomized, so you will not be able to identify if the questions are from the state or national portion.

The National portion of the State exam includes 13 questions on 'real estate calculations'.
Most of the math questions you will see involve basic algebra.

For example, you may see a question such as:
If you buy two rectangular lots, each of which measures 244'x250', how many acres will be in the two lots if combined?
To answer this question, you first have to know that 1 acre equals 43,560 square feet (FYI, you should memorize this fact).

Next, you have to determine the square footage of each lot. Since the area of a rectangle equals width x depth, each lot will equal 244' x250' = 61,000 sq.ft..
Since there are two lots, when combined the total square footage will equal 61,000 x 2 = 122,000 sq.ft..
Finally, since 1 acre equals 43,560 sq.ft., the total number of acres in the combined lot will equal 122,000 / 43,560 = 2.8 acres.

The Georgia Salesperson Supplement portion of the exam (the State portion) does not include any math-related questions.

What is on the real estate exam in Rhode Island?

The Rhode Island Salesperson State Exam is broken into two sections. You will be tested on national and state real estate-related content.

The South Dakota Broker Associate State Exam consists of three sections. You will be tested on national and state real estate-related content.

• General principles of agency
• Property disclosures

The broker simulation exam presents issues regarding:

Tennessee

What is on the real estate exam in Tennessee?

Candidates must answer a series of six questions. Answering “yes” to any of the first five questions could lower a candidate’s likelihood of being approved for a license in Tennessee.

The questions are:

1. Do you now hold, or have you ever held, a real estate or timeshare license in Tennessee or any other state? If you hold, or have held, a license in another state(s), you must obtain a license certification from each state in which you are or were licensed. This application will not be processed until the certification(s) is received.

2. Have you ever been refused a license or had a license revoked, suspended, reprimanded, or fined by any federal, state, or local government? (Do not include motor vehicle license). If you voluntarily surrendered a license at a time that disciplinary action was pending against you, or you were under investigation by a licensing body, governmental agency or professional organization, you must provide information regarding the license surrender.

3. Have you ever been refused or had a real estate or timeshare salesperson license revoked, suspended, reprimanded, or fined?

4. Have you ever had a complaint filed against you with any regulatory agency or with any court?

5. Have you been convicted of or pled no contest or guilty to any felony or a misdemeanor involving the theft of services, money or property within the last 10 years?

6. Are you at least 18 years of age?

Texas

What is on the real estate exam in Texas?

The Texas licensing exam consists of a national portion and a state law portion.

The national portion of the exam includes 80 questions plus 5 preset items (which are not counted toward your score). The 80 scored questions are broken down into the following topics:

• Real property characteristics, legal descriptions, and property use - 8 questions
• Forms of ownership, transfer, and recording of title - 7 questions
• Property value and appraisal - 7 questions
• Real estate contracts and agency - 16 questions
• Real estate practice - 18 questions
• Property disclosures and environmental issues - 6 questions
• Financing and settlement - 10 questions
• Real estate math calculations - 8 questions

The state law portion of the exam includes 30 questions pus 10 present items. The 30 scored questions are broken down into the following topics:

• Commission duties and powers - 2 questions
• Licensing - 2 questions
• Standards of conduct - 7 questions
• Agency / brokerage - 8 questions
• Contracts - 7 questions
• Special topics - 4 questions

The Texas Candidate Handbook breaks down each of these topic areas into more detail, which is very beneficial when it comes time to study for the exam.

There are 8 math-related questions on the national portion of the Texas licensing exam.
You will be quizzed on the following topic areas:

• Property area calculations
• Property valuation
• Commissions / compensation
• Loan financing costs
• Settlement and closing costs
• Investment
• Property management calculations

You should memorize the following facts and write them down on the scrap paper you receive at the start of the exam:

• 1 acre equals 43,560 square feet
• 1 mile equals 5,280 feet
In addition, if a question requires the calculation of prorated amounts, the question will specify:

• Whether the calculation should be made on the basis of 360 or 365 days a year; and,
• Whether the day of the closing belongs to the buyer or seller.

Finally, calculators are not required; however, they are recommended.

Utah

What is on the real estate exam in Utah?

Your state licensing exam has a general section and a state section. Pearson VUE publishes content outlines breaking down the topics on the general and state sections of the exam. These sections will ask about real estate law and regulations, the practice of real estate, real estate agency, contracts, financing, and real property.

Vermont

What is on the real estate exam in Vermont?

The Vermont salesperson national exam consists of one section. You will be tested on national real estate-related content.

The questions will cover:
• Property ownership
• Land use controls and regulations
• Financing
• Valuation & market analysis
• General principles of agency
• Property disclosures
• Contracts
• Leasing and property management
• The practice of real estate

The state will be administered later by the OPR. This portion will ask about Vermont-specific real estate topics such as the Real Estate Commission and statutes.

Virginia

What is on the real estate exam in Virginia?

The exam consists of national and state-specific questions. The Wisconsin Real Estate Salesperson State Exam consists of two portions: (1) the National real estate portion and (2) the Wisconsin Salesperson Supplement portion. The exam consists of 140 multiple-choice questions. There are 10 content areas covered in the state portion of the state exam which are further broken down into subtopics. The topics include:

There is a 4 hour time limit for the WI state licensing exam.

The state licensing exam consists of a total of 9 mathematical questions. These are based on 5 topics: Basic mathematical skills involved in real estate calculations, Prorations, calculation property tax payment - mill rate times assessed value, Loan-to-value (LTV) ratios and calculation of transfer fee.
