Mississippi real estate license renewal and CE requirements

Mississippi real estate licensees must complete continuing education (CE) and pay a renewal fee every two years to keep their licenses active. The Mississippi Real Estate Commission (MREC) sets CE requirements, collects renewal fees, and maintains the approved provider list for both resident and nonresident licensees.

Mississippi real estate license renewal cycle and fees

Mississippi real estate licenses renew every two years. The current renewal fee is $100 per renewal period for both brokers and salespersons, effective July 1, 2024, per MREC's Notice of Renewal Fee Changes^[1]. Effective October 1, 2026, the broker renewal fee will increase to $150 per period and the salesperson renewal fee will increase to $120 per period. The statutory maximums under Mississippi License Law §73-35-17(4)^[2] are $75 per year for brokers and $60 per year for salespersons.

Branch office renewal is $100 per two-year period, per MREC Rules and Regulations Rule 2.1.C^[3]. All fees are the same for resident and nonresident licenses, per Rule 2.2.

As of July 1, 2024, MREC eliminated fees for status changes between active and inactive, duplicate licenses, and license transfers, per the MREC fee change notice^[1]. The previous fees of $25 for active-to-inactive, $50 for inactive-to-active, $50 for license transfers, and $50 for duplicate licenses, listed in the MREC Rules and Regulations, are superseded. A returned check incurs a $25 fee, per Rule 2.1.E^[3].

Excess CE hours earned in the final 3 months of a renewal period may carry over to the next cycle, up to a maximum of 6 hours, per §73-35-18(1)^[2].

The Mississippi real estate license renewal process

Licensees renew through the MREC online portal or by mail. The renewal application must be submitted by December 31 of the renewal year or on a date set by the commission, per Mississippi License Law §73-35-17(4)^[2]. Active licensees must submit proof of CE completion with their renewal.

To renew online, log in to the MREC licensing system and follow the renewal prompts. The portal accepts payment through the state-approved pay portal. Nonresident licensees must meet the same CE requirements as resident licensees, per §73-35-8(8)^[2].

Mississippi continuing education requirements

MREC requires approved continuing education for each biennial renewal cycle, per Mississippi License Law §73-35-18(1)^[2]. The commission sets mandatory subjects within the requirement but caps required subjects at half the total hours.

Completing Mississippi real estate CE online

Mississippi authorizes distance learning for all CE hours, per §73-35-14.4^[2] of the Mississippi License Law. These courses must meet ARELLO standards, and there is no limit on online hours.

The "physically attend" requirement in MREC Rules Rule 6.2.E(5)^[3] applies to classroom-based courses only. Distance learning courses in Mississippi license law, contract law, and agency must include content specific to Mississippi practice, per Rule 6.2.D^[3].

Post-license education for new Mississippi licensees

New licensees must complete a post-license course during their first year of licensure, per Mississippi License Law §73-35-14.5(3)^[2]. The temporary license is valid for 1 year and is not subject to renewal. If the post-license course is not completed within that period, the temporary license is automatically placed on inactive status. If the course is not completed and the permanent license is not issued within 1 year, the temporary license expires and lapses.

Broker post-license coursework focuses on management and office operations, while salesperson coursework covers foundational practice areas, per §73-35-14.5(4).

CE exemptions for Mississippi real estate licensees

Several categories of Mississippi licensees are exempt from CE requirements. The holder of an active license who has completed the post-license course and received a permanent license is exempt from CE for the first renewal of the permanent license, per §73-35-14.5(5)^[2]. An applicant for first renewal who has been licensed for not more than 1 year is also exempt, per §73-35-18(2). The renewal cycle remains two years for all licensees; the statute does not establish a separate three-year first CE cycle.

Licensees who have held a broker's or salesperson's license for at least 25 years and are older than 65 are exempt from CE, per §73-35-18(2). Inactive licensees are not required to meet CE requirements while inactive, per §73-35-18(2), but before reactivating their license they must cumulatively meet the requirements missed during the inactive period.

Members of the Mississippi Legislature who hold a real estate license receive 8 hours of CE credit for each year of a legislative session, per §73-35-18(1).

Late renewal and license cancellation

Mississippi imposes a 100% late penalty on renewals submitted after the deadline, and licenses face automatic cancellation if fees remain unpaid after a grace period. The penalty doubles the renewal cost for all license categories, per the MREC fee change notice^[1].
