Nevada real estate license renewal and CE requirements

Nevada real estate licensees must complete continuing education and submit a renewal application with fees to the Nevada Real Estate Division (NRED) to keep their licenses active. CE real estate requirements in Nevada depend on whether the renewal is the licensee's first or a subsequent one: the initial license lasts one year and requires post-licensing education, while every renewal after that covers a two-year cycle and requires 36 hours of continuing education, with live instruction mandatory for a portion of those hours.

Nevada real estate license renewal cycle and expiration

Nevada's initial real estate license is valid for one year, and every renewal after that covers a two-year period. Under Nevada Revised Statutes § 645.780^[1], the initial license period is 12 consecutive months beginning on the first day of the first calendar month after the license is issued, expiring at midnight on the last day of the last month of that period. Subsequent renewal periods last 24 consecutive months on the same basis, anchored to the license issuance date rather than the licensee's birth month.

Renewal applications may be submitted no more than 45 days before the expiration date, according to NRED Form 580^[2]. There is no grace period after expiration. A license that is not renewed by the expiration date immediately lapses, and the licensee must pay a late penalty to reinstate it.

Nevada real estate license renewal process

Active licenses can be renewed through NRED's online renewal portal^[3]. The licensee logs in using their license number (with the period, no leading zeroes, such as S.12345) as the user ID and the last four digits of their Social Security number as the password. Payment requires a Visa or Mastercard credit or debit card, and NRED charges a 2% convenience fee^[4] on credit card transactions.

The online application prompts the licensee to enter completed CE hours and course numbers, along with course designations. All required continuing education must be finished before renewing online.

Online renewal is not available if the license has already expired, if the licensee is changing status from inactive to active, or if the business name or business address has changed since the last renewal, according to NRED's Online Services FAQ^[5]. In those cases, the licensee must renew in person at NRED's office. Renewal transactions on the last day of the expiration month must be completed before 11:59 p.m. to avoid lapsing.

Allow 2 to 4 weeks to receive the renewed license by mail at the broker's office.

Nevada real estate license renewal fees

Nevada charges $195 for a salesperson renewal and $235 for a broker or broker-salesperson renewal, according to Form 580^[2]. Permit renewals cost $40 each for property manager and business broker permits. Late renewals incur additional penalty fees.

Continuing education hours for Nevada license renewal

Under NRS 645.575^[6], the CE requirement for each two-year renewal cycle is 36 hours for salespersons. This requirement took effect October 31, 2021. The hours are divided among mandatory topic categories and general elective hours.

Broker and broker-salesperson CE

The broker and broker-salesperson CE package adds Broker Management to the mandatory topics listed in the table above, reducing the general elective hours available. Broker Management applies to both first and subsequent renewals at the broker tier.

Business Broker and Property Manager permit CE

Business broker permit holders must complete 3 hours of CE regardless of license status, and property manager permit holders must complete 9 hours of CE regardless of status, according to Form 580^[2]. These hours apply whether the underlying license is active or inactive, and they are in addition to the CE required for the real estate license itself.

Post-licensing education for first-time renewal

First-time salespersons and broker-salespersons must complete a post-licensing course before their first renewal, and all post-licensing coursework must be delivered through live instruction. NRED offers a 10-session post-licensing program^[7], and approved live-streaming sponsors are listed on the NRED website. Post-licensing courses are not available for online delivery.

Broker-salespersons completing their first renewal face an additional Broker Management requirement on top of the post-licensing coursework. First-time brokers have no post-licensing requirement; they complete standard CE during their first license term. Licensees who held a real estate license in another state or who held a Nevada license within the prior five years may complete the standard CE package instead of post-licensing education for their first renewal.

Live and online CE formats in Nevada

Self-paced internet coursework may account for up to half of the renewal CE total. The remaining hours require live attendance, which includes in-person classroom sessions and approved live-streaming or Zoom formats. NRED must approve the delivery method for any course counting toward the live requirement.

Real estate online classes and distance education options give licensees flexibility, but the live-instruction floor means that completing all CE hours exclusively through self-paced internet courses is not permitted in Nevada. Live-streaming formats approved by NRED satisfy the live requirement, allowing licensees to attend remotely without traveling to a physical classroom.

Where to take Nevada real estate CE courses

The NRED education calendar^[7] provides searchable lists of approved CE providers by format, covering classroom, live-stream, and distance learning options. Post-licensing course providers appear on the same calendar. Every CE course applied toward Nevada license renewal must come from an NRED-approved provider.

Tracking and submitting your CE credits

NRED does not maintain a central database of individual CE completions, and course providers cannot submit reports on a licensee's behalf. Each licensee must keep their own certificates of completion as proof and self-report their hours during the online renewal process.

Late renewal, expiration, and reinstatement

Expired Nevada real estate licenses may be renewed up to one year from the renewal date by paying the renewal fee plus a late penalty, according to Form 580^[2]. After 12 months, the license is permanently closed and the individual must reapply for initial licensure, including retaking the exam and submitting new fingerprints. During the late renewal period, the licensee may not perform any licensed activity and must complete all education requirements for renewal before reinstating.

A late renewal requires Form 544 to reactivate the license to active status. Permits are closed immediately upon non-renewal and must be reapplied for separately; they cannot be late-renewed.

Reduced CE for senior Nevada licensees

Licensees who are 65 or older and have held a Nevada real estate license in good standing for 30 or more years qualify for a reduced CE requirement. Salespersons in this category complete a reduced CE package covering Agency, Contracts, Ethics, and Law and Legislation. Brokers add Broker Management to the reduced package. At least half of the reduced hours must be taken through live instruction.

Inactive license renewal in Nevada

Inactive Nevada real estate licenses must be renewed by the expiration date, but no continuing education is required for inactive renewal. A licensee with an inactive license can renew online through the NRED portal. To reactivate to active status, the licensee must complete all CE required for an active license and submit the renewal in person, as online renewal does not support inactive-to-active status changes.

NAR education requirements separate from Nevada CE

NAR members must complete periodic Code of Ethics and Fair Housing training on a three-year cycle, with both trainings aligned to the same schedule. These national obligations are separate from Nevada's state-mandated CE, according to the National Association of REALTORS®^[8]. A REALTOR® who completes NAR's ethics or fair housing training may count those hours toward Nevada's Ethics CE requirement if the course is NRED-approved.
