Kentucky mortgage FAQs
Yes. Kentucky's Department of Financial Institutions uses the terms interchangeably, referring to "loan originators (loan officers)" who must register with the agency. Anyone who discusses or negotiates the rates, terms, and conditions of a loan with a borrower must hold the registration, whether the title is loan officer, loan originator, or something similar.
Demand is flat by federal projections. The Bureau of Labor Statistics projects 1% employment growth for loan officers from 2025 to 2035, slower than the average occupation, with about 17,100 openings per year, mostly from replacement needs rather than newly created positions.
Yes. Kentucky requires 20 hours of NMLS-approved prelicensing education and does not add a classroom-format requirement; approved providers commonly deliver the course online, including instructor-led online classes. Kentucky adds no state-specific hours beyond the standard SAFE course of 3 hours federal law, 3 hours ethics, 2 hours non-traditional lending, and 12 hours of electives.
Yes. Kentucky mortgage loan broker applications are filed electronically through the Nationwide Multistate Licensing System & Registry (NMLS) using the Company Form. The application must also include supporting documents, such as an audited financial statement, a surety bond of at least $50,000, certified organizational documents, and a Kentucky Secretary of State Certificate of Authority dated within 60 days.
Yes. Kentucky requires 20 hours of NMLS-approved prelicensing education, and approved courses are offered in online formats, including instructor-led online courses. The required breakdown is 3 hours of federal law, 3 hours of ethics, 2 hours of non-traditional mortgage lending, and 12 hours of electives. Kentucky adds no state-specific hours beyond this standard course, and the commissioner may accept education completed in another state if it met the same federal requirements.
Yes. Employees of banks and credit unions register federally through the Nationwide Multistate Licensing System & Registry (NMLS) and receive an NMLS unique identifier without holding a state license. The identifier tracks an individual's licenses and regulatory actions across all states, and NMLS itself does not issue the state license; the state regulator does.
Yes. Out-of-state loan officers and brokers who assist Kentucky clients must register with the Kentucky Department of Financial Institutions. A state-licensed originator seeking licensure in another state may use Temporary Authority to originate loans for up to 120 days while completing that state's education and testing requirements, provided the application is complete and no disqualifying events exist.
No. Since July 2016, employee mortgage loan processors in Kentucky do not register with the Department of Financial Institutions. The employing entity must instead run a background check and credit check before hiring, and the processor must complete 8 hours of continuing education each year, with the employer keeping proof. Contract (non-W-2) processors still must register as loan originators.
Yes. Kentucky requires that a sponsorship request be submitted by your employer through NMLS, and the Department of Financial Institutions accepts or rejects it. The sequence is: you grant the company access to your NMLS record, the company establishes a relationship with you, and it files the sponsorship request. Your registration becomes active under the sponsoring company once the state approves it.
