Can a convicted felon get a real estate license in South Carolina? In addition to submitting to a state and federal background check, you will be asked to respond to two questions on your application to take the state real estate license exam. It is important that you be truthful and thorough in your responses. You will need to provide documentation for any crimes in which you were found guilty, pled guilty or pled no contest. Each application, as well as each incident, is considered on a case-by-case basis by the commission. Having a criminal record does not necessarily prevent you from being licensed. Since certain convictions are grounds for denial of licensure, you may be asked to appear at an application hearing before the commission. Before the criminal background review can begin, you will need to complete the pre-licensing requirements and submit your application examination. When making your application to take the state real estate licensing exam, you will be asked to respond to a question specifically related to any criminal history you may have. It is important to respond truthfully. To become a real estate broker in South Carolina, an applicant must be at least 21 years old and hold 5 years of active SC associate licensure within the past 7 years, per SC Code Section 40-57-320(A)(2) effective May 21, 2024. The applicant must complete Unit IIIA (Broker Management) and Unit IIIB (Brokerage Principles) pre-licensing courses totaling 60 hours, then pass both the national and state portions of the broker exam administered by PSI. After passing the exam, the applicant must apply for a broker license within one year. To become a Broker-in-Charge, an applicant must first hold an active broker license and then submit a BIC Designation Form with a $250 initial licensing fee.See the answer for every state
To become a real estate salesperson in South Carolina, you must be at least 18 years old, have a high school diploma or equivalent, and complete 90 hours of Commission-approved pre-licensing education: Unit I (60 hours) and Unit II (30 hours). You must complete Unit I before taking the licensing exam, and Unit II must be finished before a license is issued. The exam is administered by PSI and requires a score of 70% on both the national and state portions, and you must complete fingerprint and Social Security number-based background checks, which can take three or more weeks for the Commission to receive. The principal of a real estate firm must join a REALTOR® association before any non-principal can join.
