The South Carolina real estate licensing exam is a computer-based, multiple-choice test administered by PSI under contract with the SC Real Estate Commission. The Associate exam consists of 80 national questions (120 minutes) and 40 state questions (80 minutes), for 120 total questions across 200 minutes. The national portion covers property ownership, financing, agency, contracts, and valuation, while the state portion covers SC license law, agency relationships, and closing details. The minimum passing score is 70% on each portion (56 of 80 national, 28 of 40 state).
The PSI Candidate Information Bulletin for South Carolina outlines all testable topics, including national subjects such as contracts, agency, financing, property ownership, valuation, and property disclosures, and state subjects such as SC License Law, SC Agency Relationships, SC Real Estate Commission requirements, and closing details. PSI administers the South Carolina real estate licensing exam under contract with the SC Real Estate Commission. Once the Commission approves an application and makes the candidate exam eligible, PSI sends notification within 48 hours. How long does it take to get my real estate exam results in South Carolina? You will immediately receive your score once you have completed the exam. Your results are kept confidential and are only reported to you and to the commission. You will need to achieve a passing grade for each section. What to do after passing real estate exam in South Carolina? Once you have passed both the state and national portions of the licensing exam, you will need to take the remaining steps necessary so that your license can be issued. If you haven’t done so already, you will need to get your fingerprints taken before your license application can be approved. Your fingerprints are used to conduct a criminal background check by the State Law Enforcement Division (SLED) and the FBI. The cost of having your fingerprints taken will vary by location, but you will be responsible for paying the fee. The South Carolina Real Estate Commission will email you with instructions on how to obtain your fingerprints after your exam application for real estate is received by the commission. If you have not yet completed the 30-hour South Carolina Unit II advanced real estate principles course, you will need to do so. You will need to provide a copy of this certificate of completion with your license application. When you pass the state exam, you will be provided with an Initial salesperson license application from PSI. They may not be programmable. In addition, the calculator’s keyboard cannot contain the alphabet and it may not have paper-tape printing capabilities.
What to bring to real estate exam in South Carolina? You should not bring any personal items into the testing center, other than keys and wallet. You will be provided with secured storage to place personal belongings prior to entering the exam room. Eating and drinking is not allowed in the test center nor is smoking. A restroom break is allowable, with permission from the proctor, but you will not be given additional time to make up for any lost time during breaks. Personal items prohibited include pencils, pens and other writing devices, as well as notebooks.
Yes, online proctoring is available for the South Carolina real estate exam through PSI, the Commission-approved testing center. PSI offers both secure test center testing and online proctoring for remote testing. For online proctoring, candidates need a private location, a dependable device with a webcam, and stable internet. Candidates cannot register for the exam until the Commission has made them exam eligible, at which point PSI sends an email with scheduling information.
