Can a convicted felon get a real estate license in Georgia? Yes, it is still possible to obtain a Georgia real estate license if you have a prior conviction. The Georgia Real Estate Commission will have to review your specific case and make a decision to accept or deny your license application. If you have ever been convicted of a crime, pled nolo contendere, or been granted first offender treatment, you must submit a Background Clearance Application along with the following information: • A certified copy of the citation, accusation, or indictment that led to the conviction, and a certified copy of the sentence / final disposition. • A detailed written statement that includes: 1) an explanation of the circumstances surrounding the conviction. 2) whether you have made any required restitution. 3) whether you have completed all conditions of your sentence. 4) whether you are on parole or probation (and the date it will end). The Georgia Real Estate Commission recommends that you submit the Background Clearance Application prior to starting the pre-license course or take the State exam. This will allow the Commission to review your case and determine if they will accept your future license application. The Commission typically takes one to three months to review a case and issue a decision.See the answer for every state
To become a Georgia real estate broker, an applicant must be at least 21 years old, hold a high school diploma or equivalent, and have maintained an active salesperson or community association manager license for at least 3 of the 5 years immediately preceding the application. The applicant must complete a 60-hour GREC-approved broker pre-license course, or an equivalent 15 quarter hours or 9 semester hours of real estate coursework from an accredited college, university, or law school, and pass the broker exam administered by PSI, which includes a national scenario-based portion and a state-specific supplement. The broker license must be activated within 12 months of passing the exam, or the applicant must retake the examination.See the answer for every state
To become a Georgia real estate salesperson, an applicant must be at least 18 years old, hold a high school diploma or equivalent, and complete a 75-hour pre-license course from a GREC-approved school with a minimum score of 72% on the proctored final exam. The applicant must obtain a criminal history report from the GCIC no more than 60 days before application, then pass the state licensing exam administered by PSI. The applicant must apply for a license within 3 months of the exam date or pay a doubled fee, and must activate within 12 months or retake the exam. To become a REALTOR®, an individual must first hold a real estate license as a salesperson or broker, then join a local REALTOR® association, which provides membership in the state and national associations. New members must agree to abide by NAR's Code of Ethics and pay annual dues; for 2027, NAR national dues are $156 per member plus a $45 special assessment for the Consumer Advertising Campaign, totaling $201, with state and local association dues paid on top. NAR requires members to complete Code of Ethics training every three-year cycle and Fair Housing training every three years.
