Commonly Asked Questions on the Pennsylvania Real Estate Exam
The Pennsylvania real estate licensing exam consists of 120 scored questions divided into two portions: 80 national questions with 150 minutes allowed, and 40 state-specific questions with 60 minutes allowed. An additional 5 to 10 unscored pretest items may appear in each portion. Candidates must score at least 75% on each portion to pass (60 of 80 national questions and 30 of 40 state questions). Pearson VUE administers the exam, which is offered daily at testing centers across Pennsylvania and through remote proctoring. Results appear immediately on screen after completion. If a candidate fails one portion, only that portion must be retaken.
Pearson VUE offers practice tests for $19.95 covering general (national) real estate topics, and the Candidate Handbook with detailed Content Outlines is available as a free PDF download in English and Spanish. The national portion of the salesperson exam covers 80 scored questions across topics including property ownership, contracts and agency, financing, valuation, and real estate math, while the state portion covers 40 scored questions on the Real Estate Commission, licensure, and regulation of licensees. The exam is computer-based, a basic non-scientific calculator is permitted, and results appear immediately on screen after completion.
Pearson VUE administers the Pennsylvania real estate licensing exams for both salesperson and broker candidates. Pearson VUE replaced PSI as the exam vendor effective April 1, 2023. Salesperson exam eligibility is processed through the Clarus portal (pare.useclarus.com), while broker exam eligibility is processed through the PALS portal (pals.pa.gov). Candidates can schedule exams through Pearson VUE's website or by calling 833-551-0235. Exams are offered daily at approximately 10 testing centers across Pennsylvania, and remote proctoring through OnVUE is available.
How long does it take to get my real estate exam results in Pennsylvania? The computerized exam results are available immediately upon the completion of your exam with the score report marked “pass” or “fail.” You will also receive a document stating that you have taken the exam and instructions will be included on how to obtain the official score reports through your profile on Pearson VUE at https://home.pearsonvue.com/pa/realestate. You are required to submit the passing score reports to the Pennsylvania Real Estate Commission as proof of passing the exam and as part of the licensure process. Your state licensing exam scores are valid for up to 3 years. This means you have 3 years to apply for your Pennsylvania real estate salesperson's license from the date you passed the state exam. Please note, the 3 years starts from the date you passed either the national or state portion of the exam. If you fail to apply for your license within the 3-year time-frame, you must retake the state exam.
What to do after passing real estate exam in Pennsylvania? After successfully passing the state exam, you will receive a document stating that you have taken the exam and instructions will be included on how to obtain the official score reports through your profile on Pearson VUE at https://home.pearsonvue.com/pa/realestate. You are required to submit the passing score reports to the Pennsylvania Real Estate Commission as proof of passing the exam and as part of the licensure process. The exam results are good for 3 years from the date of passing. Once you have obtained your official score reports, you are now ready to apply for your real estate license. You must complete the following steps: Step 1: Obtain a criminal record check through the PATCH website. Step 2: Submit your Pennsylvania real estate salesperson application online through the state's PALS system. Step 3: Along with your license application, you must submit a copy of your criminal record check, your two Certificates of Completion (for the 75-hour pre-license course), a copy of your state exam score report (which shows that you have passed both portions of the state exam), and pay the $107 application fee. Step 4: Have your employing broker complete their portion of your license application through the PALS system. Once everything is properly completed and uploaded to the PALS system, the Real Estate Commission will need up to one week to approve your application. Once your application is approved, the Commission will mail a physical copy of your license to your employing broker's main office within 7-10 business days.
Do I need a calculator for real estate exam in Pennsylvania? You may use a calculator as long as it is silent, hand-held, battery-operated, nonprinting, and without an alphabetic keypad. You should arrive at the exam center 30 minutes prior to your scheduled examination to allow test center staff time to determine if your calculator meets state requirements during the check-in process.
What to bring to real estate exam in Pennsylvania? You must bring two forms of identification with you to the PearsonVUE testing center. One must be a valid form of government issued identification (driver's license, state ID, passport, or military ID), which includes your signature and your photograph or complete physical description. The second identification must include your signature and pre-printed legal name. The name on your identifications must match the name you used on the exam application. If the ID presented has an embedded signature that is not visible (microchip), or is difficult or impossible to read, the candidate must present another form of identification from the Primary ID list that contains a visible signature. PearsonVUE does not accept expired driver’s licenses.. Newly renewed licenses which result in a temporary paper license will be accepted as long as the expired plastic license is also provided. Temporary licenses will not be accepted.
Broker candidates pay a $40.00 examination fee through the PALS portal as part of the broker license application, per the Pennsylvania Real Estate Commission. Pearson VUE administers both salesperson and broker licensing exams and charges a separate scheduling fee per attempt. Pearson VUE also offers optional practice tests for $19.95 each, covering general real estate topics only; state-specific practice tests are not available.
