Students have taken RealEstateU’s Real Estate License Courses
To qualify for a South Dakota real estate license, you must be at least 18 years of age, a United States citizen or a South Dakota resident, and meet the statutory requirements in SDCL chapter 36-21A.
Earning a South Dakota broker associate license takes (7) steps.
Step 1: Take 116-hour Pre-Licensing Course
The broker associate pre-licensing course is a minimum of 116 hours. You must take your course from an approved education provider.
During the course, you will learn about South Dakota real estate license law and rules, and eleven areas of study, like real property, agency, contracts, property management, finance, and federal real estate laws. Each subject area of study will have a test, and there will be a comprehensive final exam.
After passing the final exam, you will receive your course completion certificate.
Step 2: Schedule the South Dakota Licensing Exam
The South Dakota Real Estate Commission (SDREC) uses PSI to administer the broker associate licensing exam. The easiest way to schedule your exam appointment is to go to the PSI website. Other registration options are found in the Candidate Handbook.
The examination fee is $98 per test session. If you take the national and state sections separately, it is $98 per exam session. The simulation exam is $98.
Step 3: Pass the South Dakota Licensing exam
Bring to the test center two forms of identification. One of your IDs must be government-issued, current, and have your photo with a signature.
The broker associate licensing exam consists of:
The Candidate Information Handbook supplies you with the number of questions per tested topic. It also explains how the broker simulation examination works.
The multiple-choice sections and simulation portion of the exam uses a scaled score to adjust your score based on variations in exam difficulty. To pass, you need a minimum scaled score of 75 on each exam.
If you do not pass a section of the exam, register to retake the exam. You will need to pay for a new test session.
Step 4: Get fingerprints for background check
All applicants must send fingerprints for a state and federal criminal background check. Request cards from the SDREC. The Commission recommends scheduling the fingerprints at a local law enforcement agency or a fingerprint office.
Return the cards to the Commission with your license application and a separate check for $43.25 made payable to DCI.
Step 5: Purchase E&O Insurance
To be issued an active license, you’ll need errors and omissions insurance. South Dakota offers a group policy through RISC. You have the option to find a private carrier, but you need to provide the SDREC with a certificate of coverage.
Step 6: Submit Broker Associate Application
You have 60 days after passing the last portion of your state licensing exam to submit your broker associate license application. The non-refundable application fee is $225.
Include in your application your fingerprint cards, licensing education certificate, and exam score reports. Prepare the application with your paperwork and mail it to the South Dakota Real Estate Commission.
Step 7: Wait for application approval
The SDREC estimates 2-4 weeks to process your application. Your responsible broker will need to request your license for it to become active, either on the application or by contacting SDREC.
Once you are associated with a responsible South Dakota license broker, you can conduct real estate business in South Dakota. Congratulations!

My husband spotted the Real Estate U Groupon deal and he said I should look into it. Honestly at first I thought it had to be too good to be true. But after reading reviews and doing some research I said: “What the heck?!” For the price I really didn’t have much to lose.
I’m so happy I took the leap of faith! I loved the audible learning and that I could literally bring it with me wherever I went! I finished in 3 months! Trust me when I say if I can do it you can do it. I’m a very busy mother of 3 and they all have extracurricular activities, but somehow I buckled down and finished.
I did take a live test prep class at a local real estate school just to cover all bases. I reviewed all the quizzes from all the chapters to prepare. My advice would be to take your time when you test. I was so nervous but I took my time because I knew the material I just had to take my time!
Passing on my first try felt amazing!
I would not be here had I not had the amazing opportunity to complete the real estate licensing course via Real Estate U! I highly recommend the Real Estate U course. In fact my oldest son has decided to take the course as well!

I am currently working as a part time real estate agent for Century 21 APD Associates, in the beautiful city of El Paso, Texas. I wanted to get into real estate to become my own boss and I am looking forward to building a 6 figure income. I closed my first deal in October and looking to close on my second this December.
To obtain my license I chose RealEstateU. The courses were extremely helpful in passing state and national exam on my first try. I like the fact that I could study at my pace and I was able use my mobile to access my courses when on the road or when waiting on doctor appointments with my children.
I was able to go back and listen again and again to the parts that I did not get from the beginning. This is something that wouldn't have been provided by being in a classroom setting. If you are looking to obtain your license just be persistent and don't give up on your dream! I was able to invest in this course and more than tripled my return on the first home which I sold short after I obtained my real estate license.
If this is something you think you'll enjoy try it out and take the risk. Why not risk on something that has the potential to double or triple your income on the side. Jump on the opportunity of getting your license, which honestly is the easy part. And then go all in on the process helping clients and customers get what they want, which is a great home buying/selling experience.
Frank Contreras - Real Estate Agent in Texas - Century 21 APD Associates, El Paso, TX
I (still am) a licensed auto insurance claims adjuster for a major insurance company. I held that position for 7.5 years. My family dynamic was changing and myself or my husband needed to be home more for our blended family of 5 children.
Real Estate allows me to regulate my schedule so I can dedicate time to my children and their activities. I will be working for LIV Realty in Frisco, TX and will be working full-time. My goals moving forward are to continue learning, networking and growing towards my own business. I plan on becoming a broker one day.
I loved the ease of the course. I was able to navigate easily and picked up where I left off each day. If I had any questions I received a response back very quickly from the RealEstateU support team. I was able to study and retain information easily. The workbook and the glossary were easy to follow and allowed me to print them to take with me in the event that I was not able to use my laptop. I loved that the course was accessible from a cell phone as well. We had a planned trip across the United States and I was able to study on my cell phone as we travelled 9 states. I have already recommended the course to a few of my friends!

Thank you so much for your help over the last few weeks. I rushed to get through the course because I am so excited to start working in the field as a NYS realtor. I thought this would have a negative impact on me toward the end when I was ready to test, but I feel I retained a lot of the info and am happy with the results.

As a real estate agent, there is no cap to how much money you can earn. The more real estate deals you find and close, the more income you will make!
Doesn’t a flexible schedule sound great? As a real estate agent, you can work whenever you choose. By law, your responsible broker cannot set your hours or where you work.
If you plan to work two jobs at a time, real estate is perfect because you are not required to go full-time as a real estate broker associate. You can work full-time and make it your dream job, or work part-time for extra income.
Once you earn your real estate license, you are allowed to sell or lease residential and commercial real estate throughout South Dakota.
