How to Get a Real Estate License in TN Online

There are 6 steps you need to take to get your Tennessee real estate affiliate broker's license:

 

Step 1: Complete the 90-Hour Pre-License Courses
The 90-hour pre-license education requirement includes two courses:

1) 60-Hour TN Basic Principles of Real Estate course
2) 30-Hour Course for New Affiliates

Both courses can be taken online or in-person. Most students prefer to take the courses online as it gives them more flexibility, and they can generally complete the course more quickly.

You must complete the 60-hour Basic Principles of Real Estate course before you can apply to take the state licensing exam.

The 30-hour Course for New Affiliates must be completed anytime before you apply for your TN Affiliate Broker’s license.

Each course includes a closed-book, non-proctored final exam.

The 60-hour Basic Principles of Real Estate course includes a 60-question multiple-choice final exam, with a passing grade of 70%.

The 30-hour Course for New Affiliates includes a 50-question multiple-choice final exam, with a passing grade of 70%.

You will receive your Certificate of Completion for each course as soon as you pass each final exam.


Step 2: Schedule Your State Exam
After you pass the final exam for the 60-hour Basic Principles of Real Estate course, RealEstateU will submit your course completion information to PSI, the state’s testing center.

Once your course completion information is processed by PSI, you can then contact PSI to schedule your state exam date and location.

You can schedule your state exam through PSI’s website, or by phone at 1-800-733-9267.

The state exam costs $39 per exam attempt, which is paid directly to PSI.

Step 3: Pass the State Exam
The TN Affiliate Broker’s state licensing exam consists of a national portion and a state portion.

The national portion consists of 80 multiple-choice questions with a passing grade of 70% (56 questions), and a time-limit of 160 minutes.

The state portion consists of 40 multiple-choice questions with a passing grade of 70% (28 questions), and a time-limit of 80 minutes.

You must pass both portions in order to pass the overall exam.

You will receive your exam grade immediately after completing the exam.

Your picture will be taken at the PSI testing center, after passing the state licensing exam. This picture will be used as part of your license application.


Step 4: Get Fingerprinted
The Tennessee Real Estate Commission requires all applicants to get fingerprinted.

You can get your fingerprints taken at an IdentoGO location.

Applicants, who reside outside of TN, or are physically unable to go to an IndentoGO location, may use IndentoGO’s non-resident card scan service.

Your fingerprints will be electronically transmitted to the Tennessee Bureau of Investigation (TBI) and the FBI, and used to conduct a criminal history background check.

The cost to get fingerprinted is around $35 and paid directly to IdentoGO. This fee may vary depending on which IndentoGO location you use and if you have to use IndentoGO’s non-resident card scan service.Step 5: Obtain Errors and Omissions Insurance
The Tennessee Real Estate Commission requires all affiliate broker candidates to obtain an errors and omissions insurance policy prior to applying for a license.

Step 6: Apply For an Affiliate Broker’s License
You must apply for your TN Affiliate Broker’s license within 6 months of passing both the national and state portions of the State licensing exam.

You must apply for your license online.

TREC charges a license application fee of $91.

As part of your license application, you must include the following:

1) License application with your picture. This is the picture you take at the PSI testing center, after completing the state licensing exam.
2) Proof of High School Graduation, such as a High School diploma.
3) Proof of completing the 30-hour Course for New Affiliates. This includes your Certificate of Completion, which you can download from your RealEstateU account right after passing the course final exam.
4) Proof of an errors and omissions insurance policy.
5) Eligibility verification, if applicable.
7) Proof of electronic fingerprints (submitted through IndentoGO).

The following requirements also apply:

1) All applicants must be at least 18 years of age.

Can I take the Tennessee pre-license course if I'm still in High School?

Yes! You can take the 90-hour Tennessee real etsate licensing course while you are still in High School. You may take a course, but you cannot apply for a Tennessee affiliate broker license until you are at least 18 years of age.

The Tennessee Real Estate Commission has approved a number of providers for administering the required 60-hour Basic Principles of Real Estate course. The 60-hour Basic Principles of Real Estate course is offered from various providers as an online, classroom, distance-learning, or webinar course.

How many hours of education are required to be issued a TN license?
