There are a few general requirements you must satisfy in order to apply for a Wisconsin real estate salesperson license:

1) All applicants must be at least 18 years of age.

2) All applicants must have a Social Security number and be either a U.S. citizen, or legally authorized to work in the U.S.

How to Get a Real Estate License in Wisconsin

There are 4 steps you need to follow before you obtain your Wisconsin Real Estate Salesperson’s license:

 

Step 1: Complete the 72-hour Wisconsin Real Estate Salesperson Pre-license course

The first step you must take is to complete the Wisconsin 72-Hour Real Estate Salesperson Pre-License course.

The course can be taken online or in-person.Most students prefer to take the course online as it gives them more flexibility, and they can generally complete the course more quickly.

The course includes a proctored final exam.

The final exam includes 100 multiple-choice questions with a passing grade of 70%.


You will receive your Course Completion Certificate as soon as you pass the final exam.

Step 2: Schedule Your WI State Licensing Exam

Once you complete the Wisconsin 72-Hour Real Estate Salesperson Pre-License course, you can then schedule your state exam.

The WI state licensing exam must be taken at one of the PearsonVUE testing centers (the state’s testing center which administers the exam).

To schedule your exam, first create your free account through the PearsonVUE website.
Once your account is created, you can select your exam date and location.
The PearsonVUE testing centers are listed on the last page of the Candidate Handbook.

Students also have the option to schedule their exam by calling PearsonVUE at (888)204-6284.

There is a $65 state exam fee, which is paid directly to PearsonVUE when scheduling your exam date.

Step 3: Take and Pass the State Licensing Exam

The state licensing exam consists of national and state-specific questions.

The overall exam consists of 145–150 multiple-choice questions with a 4-hour time-limit.

The questions on the exam are weighted, depending on the difficulty of the questions.For this reason, PearsonVUE does not specify the number of questions a student must answer correctly in order to pass.Instead, the student must obtain a weighted score of at least 75 out of 100 in order to pass.

Once a student completes the exam, they will receive a score report at the testing center, which is either marked “pass” or “fail”.

Students can retake the exam as many times as needed until they pass.
However, a state exam fee of $65 applies for each attempt.

Step 4: Apply For Your License With the Help of Your Sponsoring Broker

Once you pass the state licensing exam, you are now ready to apply for your license.

Please note, license applications must be submitted within 1 year of passing the state exam and within 5 years of completing the pre-license course.

License applications should be submitted online through the Online Licensure Application System (OLAS).

A paper version of the license application can also be mailed in.

You must submit a copy of your Certificate of Completion from the 72-hour pre-license course with your license application.The DSPS will use this as evidence that you have completed the pre-license education requirement.

If you are not a resident of Wisconsin, you must submit an Irrevocable Consent For Nonresidents form along with your license application.

There is a $75 license application fee.

Qualified individuals may apply for a fee reduction, which must be submitted along with their license application.
The license application fee may also be waived for qualified Veterans.

Your sponsoring broker must complete their portion of the license application, which confirms the applicant’s employment with the broker.

Once your license application is reviewed and approved by the DSPS, your real estate license will be mailed to your sponsoring broker.
