The following norms are mandatory to get a real estate license in Tennessee. 

  • Be at least 18 years old and a U.S. citizen with a Social Security Number.
  • Have a high school pass or equivalent.

Step 1: Complete the 90-hour Tennessee real estate license course. It consists of 60 hours of Basic Principles of Real Estate course and 30 hours of New Affiliates course. Get a Certificate of Completion to be produced when applying for the licensing exam. 

Step 2: Schedule your licensing exam with the PSI Testing Center. PSI will check your application to verify whether you have completed all norms and then approve it. 

Step 3: Pass the Tennessee state real estate licensing exam. There are 80 multiple-choice questions in the National section and 40 in the State section. The minimum passing grade is 70% which means you must get 56 questions right in the National part and 28 in the State section. 

Step 4: Get yourself fingerprinted at an IdentoGO location for verification of past criminal records. The fee for this service is $35.  

Step 5: Get an Errors and Omissions Insurance Policy that protects brokerages and real estate individuals from being sued by clients for mistakes made.
